2529 Washington Boulevard, Fremont

Washington Place is a 2.2-acre property located in the Mission San Jose district of Fremont. The property suffered from abandoned and dilapidated structures along with struggling vegetation at a key entry point to Fremont off I-680 and Washington Boulevard. SRE Company worked diligently with the City of Fremont, Fremont Unified School District, Alameda County Flood Control, AC Transit, and the community to secure unanimous approvals from the City Council for the rezoning of the property to accommodate 14 single family attached duet homes. Approvals were secured in the 1st quarter of 2017 and site improvements have commenced.

Challenges the SRE team successfully addressed included school capacity concerns, soil conditions, proximity to an adjacent creek, and designing a duet product that would accomplish planning and design goals.

Roberts Ranch, Castro Valley

Roberts Ranch, Castro Valley

The Roberts Ranch development comprised of 8 acres in the heart of Castro Valley off of Crow Canyon Place. SRE acquired the property from Wells Fargo Bank following a foreclosure on the land and successfully secured entitlements for the construction of 21 single-family detached executive homes. Community outreach and an environmentally sensitive development plan that preserved and protected over 55% of the land ensured success. SRE is proud to have worked with Ohlone Natives, neighboring property owners, Friends of San Lorenzo Creek, the Castro Valley Creeks Alliance, and Alameda County. Working closely with all stakeholders ensured approval by three governing bodies including the Alameda County Supervisors.

Challenges the SRE team successfully addressed included soil conditions, access constraints (solved with the construction of a steel bridge), creek setbacks, Ohlone Native concerns, and environmental improvements. Approvals were secured in 2016 and site improvements have commenced by Edenbridge Homes.


75 S Milpitas Boulevard, Milpitas

75 S. Milpitas is a modern mixed-use development comprising 25 condominiums along with a commercial/office component on 1.26 acres in the heart of Milpitas. The development replaced an economically obsolete office building with exciting new buildings that completed a wider redevelopment effort in the area. Within walking distance to Milpitas City Hall, transportation options, and numerous shopping outlets, this development provides new residential and commercial options for families and small businesses in a strategic location.

Challenges the SRE team faced included design, legal, ingress/egress easement constraints, balancing planning goals, and relocating office tenants to new buildings. SRE assisted with brokerage services and monetary resources to relocate several of the family owned businesses. This project is currently under construction by Taylor Morrison with models expected in early 2018.

Tamien Station

Tamien Station is a mixed-use, transit-oriented development owned by the Santa Clara Valley Transportation Authority. Located adjacent to the Tamien Station, this five-story wrap apartment and condominium project is a convenient Silicon Valley address. SRE and the design team entitled up to 440 multi-family units and 3,000 square feet of ground-floor commercial space on this 6.96 acre property.

Tract 7894 at Cannery Place

Tract 7894 at Cannery Place is the last phase of a master-planned community located near downtown Hayward. SRE secured entitlements for 157 homes new under construction by TRI Pointe Homes.
